Commercial Property EPC's Can't Post

Hi,

I think energy inspectors for commercial property should consider this as an entirely different market, it looks like domestic residential property inspection is already dead in the water, with the growing number of accredited inspectors out there plus the numbers alsready in training the market is going to be flooded. Estate Agents know this and will squeeze independent inspectors to reduce prices to ridiculous levels.

It will undermine the industry before it gets off the ground, it's supposed to be a professional industry, it wont be long before the press start saying that a home seller got a bum energy certificate because it probably cost 30 quid.

I think the commercial market is the way forward, but I'm not sure if additional training is required, like full SAP or something. Does anyone know what you need?

There's also a bit of confusion about how long a commercial epc is valid for - I've heard 10 years but I think AHIPP is trying to reduce this to 3 years before renewal.

Does anybody know for sure? I'd like to know if someone could help.

I liked your post; I think the domestic EPC market has little credibility left, and we can thank many of the training providers (not all) for this situation, who have made false promises of DEA's having the facility to earn thousands of pounds a week. Although having been in the energy efficiency industry for 8 years, I am not a training provider, having refused to enter the free for all bun fight.

No doubt some of these less credible training providers will be trying for a second payday with the commercial EPC sector, but I believe that they will not get it this time, this is a wholly different and much more professional marketplace. I for one will be advising my commercial clients on the standards of qualification and accreditation to look out for. There are a few very good long standing training companies who have been around in the energy efficiency industry for years, and we will be working with these guys.

But who is prepared to make an investment in further training and business development when we know how fickle the CLG might again turn out to be. Will we see more delays in the commercial marketplace? Who knows, but I do believe that it's going to present some good opportunities to those like me, who have been involved from day one in the home inspector process and the defunct HCR.

Let's hope CLG can actually manage the process a 'little' better this time around.

In answer to your question a commercial energy certificate is valid for 12 months, and must be renewed at, or before that time.

The accompanying "Advisory Report" which lists recommendations is valid for 7 years.

You need to make the distinction here between EPCs and DECs. EPCs are valid for 10 years and come with a recommendation report. DECs are valid for one year, but the accompanying advisory report is valid for 7 years, so the annual certificate renewal should be a relatively simple (and cheap!) task. Also, air conditioning inspections will remain valid for 5 years.
