Hi All,

Hers'a a random article on the reproduction of EPC's

Q. Do EPC asset rating graphs displayed on property particulars have to be in colour?

A. Regulation 6 of the Energy Performance of Buildings Regulations 2007 provides that where the Home Information Pack duties apply to a sale, the written particulars must include energy performance ratings or that they are attached once the EPC becomes available. For clarity, it is preferred that the asset rating graphs are reproduced in colour whenever possible, but this is not mandatory.

Hi Chris

Please can you advise. I qualified as a DEA in July and have been working for the past month and have now completed quite a few EPCs but I have one I have recently completed and the Environmental Impact current rating is higher than the potential rating. Would you know why? I have tried re entering it and checking it but it is still the same. Any ideas? The Energy current rating is lower than the potential rating.

I would appreciate some feed back.

Hi Catherine,

This is a strange one. Please can you advise which software you are using for the RdSAP input i.e. Quest, Xit2 EPC Reporter or other?

Hi Chris

Thank you for getting back to me.

This is my reply from the software company and I sent in my UPRN number for them to check details.


The reason the EI potential has been allowed as less than the EI rating is due the to the potential improvement of the Energy Efficiency rating being much greater. Measures to improve the energy efficiency in a property can sometimes be detrimental to the environmental rating. If the BRE specification deems an energy efficiency improvement as significant enough then it will take precedence over the environmental inpact rating.

I must of read that statement about 10 times before it made sense. Does this property contain any Multi-Fuel burners by any chance, I could maybe see the point in the explanation if this were the case!
