Hi Chris, Sounds like I'm talking to myself! Welcome to the forum. Indeed, information regarding Social Housing EPC's is a bit sketchy right now. In theory some can can be tackled by Domestic Energy Assessors using RdSAP principles and "cloned" epc production, but some types of buildings could easily be considered as "commercial" if they are large structures like HMO's (Houses in Multiple Occupation) for example. These could be ex-hotels for example, which have been converted as an HMO. It is conceivable that such buildings can only be assessed by a Commercial Energy Assessor which really requires clarification by accredited training providers. The way forward is not clear at this time, I'm hoping that CLG will publish further information about this subject, and if they do we will feature an article here. Cheers Chris DEA
